There are several factors that influence the demand for residential real estate. The reputation of the builder, amenities, price are some of the factors that influence the demand. However, one of the most important drivers of demand is better connectivity, say, industry experts. Many projects located in the peripheral areas of major cities across India with improved connectivity have seen a major jump in sales, says a new study. Industry experts feel that residential and commercial developments go hand-in-hand. Homes that are well connected and located in proximity to commercial hubs are preferred by homebuyers.

In fact, the two primary factors that influence not only the homebuyers but also the rent-seekers are, how well connected is the project and how close it is to commercial hubs. One such project that is redefining the living space for Mumbaikars is Hiranandani Fortune City. Home to luxury apartments ranging from stylish studio apartments to spacious 3BHKs in Panvel, the township is well connected by land, train, metro, and sea to important locations in Mumbai.

Here are some connectivity options that make investing in Hiranandani Fortune City, Panvel a good decision.

Navi Mumbai International Airport. Located on the Mumbai - Pune expressway, the township is located in proximity to the state-of-the-art Navi Mumbai International Airport. Expected to be fully operational in 2023, this project will not only make Panvel a hotspot but also an important business thoroughfare.

8 Lane Sion Panvel Expressway. The 25 km highway connects Sion in Mumbai with Panvel, via Navi Mumbai. One of the important roads in the Mumbai Metropolitan Region, it connects Mumbai with Pune. Some of the major highways that cross the expressway include Mumbai-Pune Expressway and National Highway 4 at Kalamboli junction, Thane–Belapur road at Turbhe, Palm Beach Marg at Vashi, Mankhurd-Ghatkopar link road at Mankhurd, and Eastern Express Highway at Sion.

Water Transport from Radio Club Ferry Wharf to Belapur. The Mumbai port trust plans to introduce hovercraft services from Radio Club Ferry Wharf to Belapur. It will reduce travel time from an hour and more to less than half an hour. A feasibility study also shows positive results for using underutilized modes of travel consisting of ferries, hovercraft, and catamarans. Between 1994 and 1999, Hovercrafts used to ply between the Gateway of India in Mumbai and Vashi in Navi Mumbai. Due to a lack of sufficient water transport infrastructure, the services were dropped.

Mumbai Trans Harbour Link. Also known as the Sewri Nhava Sheva Trans Harbour Link, the 21.8 kilometers freeway grade road bridge will connect Mumbai with Navi Mumbai. It would be the longest sea bridge in India once completed. It will begin in Sewri, South Mumbai cross Thane Creek, and will terminate at Chirle village, near Nhava Sheva.

Metro. The under-construction Navi Mumbai Metro will have five rail lines covering a total distance of 106.4 kilometers. It will connect Panvel to all major business centres in Mumbai and cuts down on the time taken to reach the destinations.

CST–Panvel fast corridor. The suburban rail corridor on the Harbour Line of the Mumbai Suburban Railway which is in the proposal stages will connect Panvel with Mumbai CST. The frequency of the services is estimated at 4.5–5 minutes. It will cut down the time taken to reach Mumbai CST from Panvel by 40 minutes.
